Old Oak begins £12bn partner search

10 hours Heads of terms have been agreed to establish a unified 70 acres of land around the HS2 Old Oak Common station, and the search is underway for a private sector partner for London's largest brownfield site.

The public land agreement around the station, being built to link HS2 with the Great Western Main Line, Elizabeth Line, and Heathrow Express, will consolidate land owned by the Old Oak and Park Royal Development Corporation (OPDC) and Department for Transport (DfT) into a single development site under public ownership.

The Old Oak project aims to deliver 8,000 new homes, 200,000 sqm of commercial and community space, new public realm and green space, and a world‑class hub for tech, research and business. In total, Old Oak will support 11,000 jobs and create a thriving new canal-side district for west London.

OPDC has now opened a tender for the project, searching for a private sector partner to work through a long term joint venture to oversee and manage the delivery of the mixed-use development throughout its lifecycle. The search will start with a launch event on May 27, with the aim of selecting a partner in 2027. The project is expected to last for an initial 20 years, with a 10 year extension possible.
